In which you will have full control, we will find tenants for you, take the deposit and the first months rent, we will take references and do a credit search on the tenants for you or guarantors (if students), prepare the assured shorthold tenancy, arrange for the tenants to come in and sign the contract and will then account over to you.
Some landlords do not like chasing their tenants for rent payments and only want limited contact, in these circumstances we do everything as listed in the introduction service as above but also set up standing orders to receive the rent into us and account over to you once the rent is in. We also chase late rent payments and advise for legal action should the rents not come in.
Once again, all of the two services above are included. We also take over responsibility for the property with a refreshing difference, we do not take a “kitty” or set up a “Float” with you, we make it simple, we call you and advise of current ongoing problems and then give you an idea of cost, before proceeding with the work. The only exceptions to this will be for out of hours emergency calls, such as water leaks, gas leaks, or dangerous electrical situations. In these circumstances we will call a tradesman immediately to minimize any further risk to tenants and prevent any further collateral damage that could occur.
